Arrival and Departure
Check in is from 4.00pm on arrival day and entry is by a key-box system. If arriving late please keep noise to a minimum.
We ask that you please vacate the cottage by 10.00am on the morning of departure.
Please note the cancellation policy before committing to a reservation. Accepting accommodation by telephone, online booking, email or in writing means you have entered into a legally binding contract with us.
In order for us to confirm a reservation, credit/debit card details are required to secure your booking and will be requested on your Booking Form.
A 20% deposit will be taken from this card.
Full booking balance must be paid 7 days before arrival.
If you are unable to secure the booking with a credit/debit card then we will accept a bank transfer for the full amount of the stay. We will then send confirmation once the money has cleared.
Deposits are non-refundable unless by prior agreement (and in this case would be subject to a charge of £10.00 to cover administration charges for the refund).
In the event of cancellation by a guest the following charges will apply:
Cancelling within 14 days of arrival date will incur loss of the 20% deposit.
Cancelling within 8 days of arrival date will incur loss of 50% of full rate – unless the cottage can be re-let – in which case any payment (less refund admin cost as above) will be returned, taking into account any ‘last minute discounts’ which may have been required to encourage re-letting.
Guests failing to arrive, without notification, may be responsible to a charge equivalent to the total reservation price.
Accepting accommodation by telephone, online booking, email or in writing means you have entered into a legally binding contract with us. We understand there are circumstances when cancellation is unavoidable. The sooner you tell us the more we can do to avoid charging you as we can try to re-let the cottage. For your protection and to fulfil your agreement with us we advise that you take out holiday cancellation insurance.
CANCELLATIONS DUE TO CORONAVIRUS
If a UK or Scottish Government lockdown is announced then a full refund minus £10 admin fee (to cover card refund charges) will be given.

Private parking for up to 2 cars is at the rear of the cottage. Cars parked here are at owners risk.
Damage and Breakages
Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.
By using our Wi-Fi Service you automatically agree to the terms and conditions of use in force at the time.
